Sand River Cohousing is a community of active elders, aged fifty-five or over, who aspire to a green and sustainable lifestyle. We are a self-governing and self-managing community—not an assisted living or extended care facility. Residents participate in the activities and life of our “extended family,” and contribute by joining work teams and/or committees.

We have a limit on the number of units that may be rented at any one time. The reason is twofold—to enable lenders to offer mortgages with confidence and to maintain the spirit of community. In line with this, please note that we discourage part-time occupancy.

We want prospective buyers to be sure they are ready for an active cohousing lifestyle, so we invite you to browse our website and contact us with any particular questions you may have. Life at Sand River Cohousing offers a balance of privacy and community participation with a diverse group of people. We engage together in decision-making as well as executing the practical and social aspects of community life.

Sand River energy-efficient homes—which incorporate LEED* sustainable design features--provide residents with independent living amid community experience. Our common house features a well-outfitted kitchen for community meals, multiple-use great room, comfortable guest room, library, and laundry room. The common grounds include an orchard, drought-tolerant native landscaping, and permeable paths, in an environment of nontoxic landscaping practices. There is easy access to a state-of-the-art recreation center and walking on the Arroyo Chamiso Trail.
